What Is the 3-Phased Marketing Strategy?

Compass’s 3-Phased Marketing Strategy is a structured approach designed to maximize a property’s exposure and value:

  1. Compass Private Exclusive: The property is initially shared exclusively within Compass’s network, allowing for discreet marketing and the opportunity to test pricing strategies without accruing days on market.
  2. Compass Coming Soon: The listing is then promoted on Compass.com to a broader audience, building anticipation and gathering feedback before it officially hits the market.
  3. Go Live on MLS: Finally, the property is listed on the Multiple Listing Service (MLS), reaching the widest possible audience with a well-informed and strategic launch.

This phased approach ensures that each listing is optimally positioned to attract the right buyers at the right time.

The Contest: Raising the Bar Across Compass

From February 25 through May 1, Compass agents nationwide competed to implement this 3-phased approach across their listings. Prizes were awarded to agents who had either:

  • The highest percentage of listings using the strategy
  • Or the highest total number of qualifying listings

Winners received marketing budget rewards or access to exclusive Compass experiences — but more importantly, they demonstrated what it means to lead with strategy.
