1220 Happy Hunting Hills Drive: This "unicorn" home is one of a kind. Built in the '90s by the owner, Wally, this home was loved and lived in by this family for over twenty years! You can imagine the connection and attachment between the two. Gretchen saw something special in it from the moment that she stepped onto the whopping 3.50-acre property. Initially, Wally had an offer with a developer for $600,000. He then decided to approach our Team Lead, Gretchen about listing his home. Wally wanted to know what he needed to do to get the house in show-ready condition. Gretchen immediately shared Compass Concierge, our hassle-free way of transforming the sale of a home.
The gears were turning right away! The home was dated, which means... potential! It had been under contract for 2 years with a developer who was going to demolish it and build a subdivision. Some key changes that Gretchen knew would dramatically increase the value of the home included the popcorn ceilings, the floors and carpeting, paint, updating the kitchen and a master bath renovation. Trust is an important aspect of the relationship between the listing agent and the seller. A seller wants to and should be confident in the knowledge, expertise, and skillset of the agent they choose to work with. Gretchen and the team evaluated the home and advised Wally what repairs, changes, and the overall investment that was needed in order to get this house market-ready with the use of Compass Concierge.
We went all-out with Happy Hunting and ended up spending around $40,000 on this project. The risk was worth the reward, and Wally can attest to this! It was worth every penny. Curious as to what contributed to the heavy investment? Interior and exterior paint, scraped and painted popcorn ceilings, refinished hardwoods, new carpet, light fixtures, painted cabinetry, new countertops, hardware and faucets, a master bath renovation, an added laundry room, new decking boards, shutters, porch columns and staining, as well as landscaping.
We brought in our stager/designer, Alisa with Linden Creek, to help with paint colors, carpet, cabinet colors, and hardware. In addition, we brought in vendors to provide estimates for paint, carpet, and several other items throughout the home. This project involved a lot of moving parts, we had all hands on deck.
After
Video, always
A crucial piece of selling a home for the highest price and grabbing eyes is video. Video not only attracts buyers, but it will attract the right buyer. In this video, we highlighted the process that was taking place and the beauty of this home in the "before" phase. We knew it would grab attention, and that people would want to see the AFTER. Highlighting the land and the location of this home.
Our videographer Damien did a fantastic job with this one and Gretchen was passionate about telling the story of the lifestyle this home provides to bring in the perfect buyer right off the bat with her "certified country girl" ways (watch the video, it is a must!)
The Outcome
After spending $41,000 with Compass Concierge on repairs and renovations, we sold this home at over $225,000 over the original contract price would have been, had the seller not chosen to work with us or utilize our concierge service to update the home.
The first offer was made at $775,000, but Gretchen and Wally had put together and plan and they knew exactly what the home was worth and what it would sell for, so we waited. Within a week of the first offer, we had a signed contract for $825,000. True market experts are few and far between. We are confident in the homes that we sell, our marketing approach, and the clients we work with.
The results show that all the extra work and time spent on this project truly paid off for our client. It goes to show how important choosing the right agent is and that the trust between the agent and the seller can seriously change the outcome, in the best way.
