Triangle 2026 Parade of Homes: 7 Picks Under $1.5M

October 8, 2026

The Triangle Parade of Homes is one of the best ways to understand what new construction actually looks like at different price points in the Triangle. You walk through finished homes, you see what builders include at each tier, and you leave with a real sense of what your budget can do. It is not reserved for buyers chasing a $4M custom estate. Some of the most thoughtfully designed homes in this year's showcase come in well under $1.5 million, and a few of them are worth rearranging your weekend for.

What is the Triangle Parade of Homes?

The Triangle Parade of Homes is an annual showcase organized by the Home Builders Association of Raleigh-Durham. Builders open finished or model homes across the Triangle for public tours, typically over two to three weekends in the fall. There is no sales pressure and no appointment required. You walk through, you ask questions, and you see exactly what a builder delivers at a given price point.

For buyers considering new construction, it is one of the most efficient research tools available. You can tour a Loyd Builders home and a Rufty Homes home in the same afternoon and leave knowing which craftsmanship standard fits what you are looking for. For buyers who are still deciding between new construction and resale, the Parade answers questions that no listing photo can.

One thing worth knowing before you go: the homes you tour are finished and staged. What you see reflects the builder's design choices, not necessarily what a buyer would select. Understanding what is standard versus what is an upgrade is where an advisor who knows these builders makes a real difference.

Why does the price point matter more than most buyers think?

The assumption that the Parade of Homes is a luxury-only event keeps a lot of buyers away who would benefit most from going. The $1M to $1.5M range in the Triangle is where some of the most competitive building is happening right now. Builders at this tier are working harder to differentiate, which means buyers often get more for their dollar than they would at a higher price point where the brand carries more of the weight.

At this price point you are also looking at communities with real infrastructure: established greenways, walkable amenities, schools that are already rated, and neighbors who are already there. The speculation is lower. The lifestyle is more visible.

If you are a buyer in the $900K to $1.5M range and you have not attended a Parade of Homes, this is the year to go.

How do we choose which homes to highlight?

We look at four things. Builder track record in the Triangle. Included features versus upgrade pricing. Community infrastructure and location relative to employment centers and daily life. And value relative to comparable resale inventory in the same area.

We are not highlighting homes because they are the flashiest on the tour. We are highlighting them because they represent what we would tell a client to look at first if they came to us with a $1.5M ceiling and a preference for new construction.

Our team has 25 years in this market and has worked with most of the builders in this year's lineup. That context changes what we notice on a tour.

The 7 Parade Homes Under $1.5M Worth Your Time

1. 25 Blackhorn Court | Chapel Ridge| Pittsboro | Builder: Triple A Homes

2. 2400 Eagle Shot Court | Bentwinds Bluffs | Fuquay-Varina | Builder: Massengill Design-Build

3. 415 Chatham View Road | Walker Row | Cary | Builder: Envision Homes

4. 3332 Colby Chase Drive | Colby Crossing | Apex | Builder: Elm Street Builders

5. 3829 Cobbler View Way | McLaurin Farms | Fuquay-Varina | Builder: Gemstone Homes

6. 264 Gaines Trail | Corbett Landing | Pittsboro | Builder: Homes by Dickerson

7. 359 Deer Tail Lane | Cotton Farms | Fuquay-Varina | Builder: Halcyon Homes

What should you do after the tour?

Walk through as many homes as you can. Take photos of the details that stand out and the ones that disappoint. Note the community as much as the house: the roads, the lot sizes, the proximity to what you use every week.

Then talk to someone who knows these builders from the other side of the table. We have represented buyers in transactions with most of the builders in this year's lineup. We know which ones hold their timelines, which ones negotiate on upgrades, and which ones deliver a finished product that matches what the model showed.

Through Compass Private Exclusives and the Compass Coming Soon program, we also have access to new construction inventory that never reaches the public market. In the Triangle, roughly 1 in 5 homes sells before it is ever publicly listed. That applies to new construction communities as much as resale.

When you are ready to move from touring to buying, our Neighborhood Match process helps narrow the geography before you spend weekends in communities that are not right for your life. Browse active listings, explore new developments, or schedule a call with a TCG advisor who knows these builders.

The Parade is a starting point. We can take it from there.

Frequently Asked Questions About the Raleigh Parade of Homes

Do you need tickets to attend the Triangle Parade of Homes?

Most Parade of Homes events in Raleigh require a ticket or wristband for entry, available through the Home Builders Association of Raleigh-Durham. Tickets are typically low-cost and available online in advance. Confirm the current year's ticketing details at hbarda.org before you go.

Are Parade of Homes houses for sale?

Most homes in the Raleigh Parade of Homes are available for purchase, though some are model homes that a builder may retain for a period. Ask the builder's representative on-site about availability and whether the home is sold as shown or with selections to be made.

What is the difference between a Parade home and a spec home?

A Parade home is a finished, move-in-ready home built to showcase a builder's work. A spec home is also builder-finished without a specific buyer, but it may not carry the same level of finish or staging. Parade homes are typically built to a higher presentation standard.

Can I use my own agent at a Parade of Homes?

You can and should. Walking through a Parade home without representation means the builder's sales team is the only advisor in the room. A buyer's agent who knows the builder, the community, and comparable pricing gives you a different set of eyes.

What price range is typical for Triangle Parade of Homes?

The Triangle Parade of Homes spans a wide range, from the high $400Ks to well above $5M. The $900K to $1.5M tier tends to have some of the strongest builder competition and the most variety in design approach.

How do I know if a Parade home is a good value?

Compare the price per square foot against recent closed sales in the same community and adjacent neighborhoods. Look at what is included versus what is an upgrade. A TCG advisor can pull comparable data and walk you through what the number actually means relative to the market.

When does the Raleigh Parade of Homes happen?

The Parade runs across three consecutive weekends. The 2026 Parade runs October 3–4, 9–11, and 16–18, open daily from 12pm to 5pm.
