Forty-eight single-family homesites laid into standing pine and hardwood, less than two miles from downtown Fuquay-Varina.
Make the turn off Purfoy Road and the pavement bends into the pines. Forty-eight single-family homes sit among standing hardwood and pine, with streets curving past a community pond and open space that was kept rather than cleared. Downtown Fuquay-Varina and everything it has become is less than two miles up the road. Here, the tree canopy does the talking.
Southland Preserves is an Envision Homes community at 8514 Purfoy Road, on 23.74 acres in the Middle Creek township of Wake County. Homes run from 2,900 to 4,000 square feet with first-floor primary bedrooms and guest suites, on homesites that average just under a third of an acre. Water and sewer are public. The name is the plan: the trees stay.
Most new neighborhoods begin by scraping the site flat. This one did not.
Southland Preserves holds 5.62 acres of open space across four preserved areas, 23.7 percent of the site, on land where the town required none at all. An existing pond stays where it is. Jurisdictional wetlands and a ten-foot preservation buffer were written into the rezoning conditions before a single homesite was drawn, and the stormwater features are shaped into the landscape rather than fenced off behind it.
That is what the three pines in the mark stand for. It is also why the first drive in feels settled rather than new.
Forty-eight homesites line Hembree Drive and Medlin Grace Lane off Purfoy Road, with the community pond and open space anchoring the south end of the neighborhood.
Homesites average 12,993 square feet, just under a third of an acre, and none is smaller than 10,000. Ten of the forty-eight carry a 20,000 square foot minimum, double the rest. Every lot is at least 70 feet wide, with 30-foot front and rear setbacks, so there is real distance between front doors and real yard behind them. Density across the site works out to 1.99 homes per acre against an allowance of 2.10, which is where the room to breathe comes from.

Three plans are drawn for Southland Preserves, and every one of them puts the primary bedroom on the first floor with a guest suite beside it.
The Riley Plan A runs 3,253 square feet, 2,249 on the main level and 1,004 above, with four bedrooms, four full baths, a screened porch and a game room. The Kathryn comes in two elevations, Plan A at 3,365 square feet and Plan B at 3,361, each with four bedrooms, three and a half baths, a keeping room off the kitchen, a screened porch and a covered patio, and an optional fifth bedroom of 219 square feet upstairs. Both Kathryn elevations offer a front-load, side-load, bump-out or three-car garage.
Kitchens are built for entertaining, with large islands and room to sit. Interior finishes are professionally designed, in both modern and timeless appointments. Exteriors run modern to contemporary.
Southland Preserves sits on the south side of Fuquay-Varina, less than two miles from a downtown that has turned into one of the Triangle's favorite small towns. US 401, NC 55, NC 42 and NC 540 are all within easy reach, which puts Holly Springs, Apex, Cary and Raleigh a straightforward drive away.
Close by: Fuquay-Varina Elementary, Fuquay-Varina Middle and Fuquay-Varina High School, Willow Spring High School, Wake Technical Community College, the Fuquay-Varina Community Center, Fleming Loop Park, Carroll Howard Johnson Environmental Park, and Hilltop Needmore Town Park and Preserve. Bass Lake Park and Womble Park sit up the road in Holly Springs. Harris Lake Park and Jordan Lake are to the west.
RDU International Airport and three tier-one research universities are within the region's daily reach.
School assignments are set by the Wake County Public School System and should be confirmed directly.
The plan reads as a neighborhood rather than a subdivision. Sidewalks run through the community. A central mailbox kiosk gives the streets a natural gathering point, with four sixteen-unit boxes and parking of its own. Hembree Drive and Medlin Grace Lane are both built to the town's residential local standard on 56-foot rights of way.
The community pond stays. Open space is owned and maintained by the homeowners association. Homes are served by public water and sewer, and the site plan was approved for compliance by the Town of Fuquay-Varina in March 2026.
Southland Preserves is built by Envision Homes, a Triangle builder working under a single line: a better life. The Riley and Kathryn plans are designed by Paces and Roehm, Architecture.
